Between Tenants? A Little Lipstick and Mascara for Your Rental.

The Home Work Journal · By Alyson Rice

The tenants have moved out. The rooms are empty. And suddenly, you can see every scuff, tired finish and… WHAT THE HECK is THAT?!

Let’s just say some discoveries are best approached with gloves.

Once the cleaning and necessary repairs are sorted, you might find yourself wondering whether the whole place needs a renovation. New kitchen? New flooring? New everything?

Before you start pulling out cabinets, let’s talk lipstick and mascara.

A freshen-up. Not necessarily a full makeover.

Sometimes a rental needs a little help pulling itself together. A better paint colour. Updated hardware. Lighting that looks like it belongs in the same home. A few tired details finally getting some attention.

The goal? Clean, cohesive and ready for its next chapter without breaking the bank.

Because there’s no prize for replacing a perfectly good kitchen just because you’ve been staring at it for too long.

Keep what works. Deal with what doesn’t.

That flooring might have a few good years left in it. Those cabinets might look completely different with the right wall colour and hardware. And the paint you thought was the problem? It might just be having an argument with everything around it.

Undertones. They have opinions.

This is where a fresh set of eyes can help. We can look at what needs fixing, what could use a refresh and what honestly doesn’t need your money right now.

And no, lipstick and mascara doesn’t mean painting over a problem. Anything damaged or needing repair goes on the proper fix-it list first.

Pretty is good. Practical is better.

A rental needs to stand up to everyday living. Before choosing a finish, let’s think about how it cleans, how it wears and what happens when something needs replacing.

Will that beautiful flooring make sense here? Is the hardware easy to replace? Can we choose a palette that works throughout the space, instead of starting from scratch in every room?

That doesn’t mean everything has to be grey. You know how I feel about a home with no personality.

It just means making thoughtful choices for the property, the people who’ll live there and your budget.

And then there’s the actual getting-it-done part.

The paint needs choosing. Someone needs measurements. The hardware you liked is out of stock. And you’re trying to sort it all out between work, family and approximately seventeen other things.

I can help you choose a design direction, narrow down finishes and organize the details we’ve agreed on. If the refresh involves suppliers or trades, I can help coordinate appointments and keep the next steps moving. The trades handle their work. I help with the homework.

Let’s see what your rental actually needs.

Maybe it’s a bigger assignment. Maybe it’s a good clean, a few sensible updates and the right lipstick and mascara.

We won’t know until we look.

If your Okanagan rental is between tenants, let’s talk about what needs attention, what can stay and how to make the most of the budget you have.

A fresh start doesn’t have to mean starting over.
